This website is owned and operated by M/S Leoland Ventures, a notarized partnership firm constituted under the Indian Partnership Act, 1932, having its principal place of business at Gopalgaon, Balasore, Odisha (hereinafter referred to as "Leoland Ventures", "We", "Us", or "Our").
Please read these Terms and Conditions ("Terms") carefully before using our website or our services. By accessing, browsing, or using this Website, you ("User", "You", "Tenant", "Buyer", "Owner", or "Service Customer") agree to be bound by these Terms and all applicable laws in India, including the Information Technology Act, 2000. If you do not agree to these Terms, please do not use this Website.
Leoland Ventures provides online and offline real estate matchmaking, documentation support, and home utility services. Our services are categorized under the following operational models:
A. Free Property Listings (Self-Service)
We display property listings, including photos, addresses, rent amounts, and floor details.
These details are uploaded either by our internal staff or directly by the property Owners.
Interested Users can view and access the Owner’s contact details and exact address for free.
Leoland Ventures charges zero fees or commissions for matching Users through these free listings.
B. Customized Request Feature (Premium Assisted Service)
Buyers and Tenants can submit their specific real estate requirements through our "Customized Request" option.
Our staff will actively search, curate, and shortlist properties matching those exact requirements.
Visit Fee: We charge a non-refundable physical property visit fee ranging from ₹200 to ₹600, depending on the total number of properties shown.
Success Fee (Brokerage): If a Tenant finalises, rents, or books a property introduced by our staff, the Tenant agrees to pay Leoland Ventures a one-time service fee equivalent to 15 days of rent of that final property.
C. Notarized Rent Agreement Service
We offer a digital/physical draft facilitation service for creating rental agreements.
We charge a fixed flat fee of ₹499/- for executing and delivering a notarized rent agreement.
User Responsibility: Users are strictly responsible for providing accurate and legally valid identity proofs, ownership proofs, and correct financial terms (rent, deposit, lock-in period). Leoland Ventures relies on user-inputted details and is not responsible for any legal discrepancies or hidden history regarding the properties or parties involved.
D. Appliance Installation Services
We provide professional appliance installation services through qualified service technicians.
Pricing Transparency: The complete breakdown of installation charges for individual appliances (such as ACs, TVs, Washing Machines, Water Purifiers, etc.) is explicitly detailed on our dedicated appliance rate card list on the website.
Finality of Rates: Customers agree to pay the fixed fee stated in our list upon completion of the setup. Any additional material costs (wires, pipes, stands, etc.) not covered in the standard installation fee will be billed extra.
Strict Non-Refundability: All financial transactions processed on Leoland Ventures—including the physical property Visit Fees (₹200 to ₹600), the 15-day success brokerage fee, the Rent Agreement fee (₹499/-), and all Appliance Installation service charges—are strictly non-refundable.
Once our staff has initiated document processing, scheduled a technician visit, or conducted a property walk-through, the service is officially deemed rendered. No refunds, adjustments, or chargebacks will be processed under any circumstances.
Intermediary Status: Leoland Ventures acts purely as an intermediary matchmaking and auxiliary utility support platform.
Data & Operational Accuracy: While we request accurate data, details such as property structural integrity, current working status of appliances post-installation, or legal disputes between landlords and tenants are outside our direct control.
User Due Diligence: Users are strictly advised to physically inspect properties and verify original ownership documents before executing a ₹499/- rent agreement or transferring heavy security deposits.
Leoland Ventures, its partners, and its employees shall not be held liable for any fraud, misrepresentation, structural defects, appliance damage caused by pre-existing voltage fluctuations, or monetary loss arising between parties.
You agree to provide true, accurate, and current information when submitting a customized request, drafting an agreement, or booking an appliance technician.
You agree not to bypass our staff to directly deal with an Owner discovered via our Premium Assisted Service to avoid paying our 15-day success fee. Any such attempt will result in legal action to recover the dues.
All content on this Website, including text, website layout, graphics, service list frameworks, logos, and software, is the exclusive intellectual property of Leoland Ventures. Unauthorized copying, modification, or distribution of this content is strictly prohibited.
We reserve the right, at our sole discretion, to restrict, suspend, or terminate your access to the Website or our services without prior notice if we believe you are violating these Terms, engaging in fraudulent behavior, or providing false property information.
These Terms shall be governed by and construed in accordance with the laws of India. Any dispute, controversy, or claim arising out of or relating to these Terms, the Website, or our utility/brokerage services shall be subject to the exclusive jurisdiction of the competent courts located in Balasore, Odisha only.
